The Challenge

BK Property Management already had some organic search visibility, but most of its keywords were still ranking outside the strongest click-driving positions. In February 2026, only 8.79% of keywords were on page one, while 79.40% sat outside the Top 20. The site also relied heavily on the homepage for organic performance, while key service and location pages needed stronger visibility. Technical SEO issues and a sub-optimal conversion tracking setup also needed to be addressed.


The Strategy

Because stronger commercial visibility and more landlord enquiries were key goals, we focused on property management and guaranteed rent keywords with the best potential to improve, then strengthened the most relevant service and location pages around those terms. We also improved internal linking, developed supporting landlord-focused content, addressed technical SEO issues and increased backlink activity. Google Search Console data also helped us identify high-impression pages and keywords that were already close to stronger page-one positions, giving us the opportunity to focus efforts there and deliver positive impact quickly.

The Execution

As we’ve just mentioned, we actually started out by using Google Search Console data to identify pages with strong visibility but room for better performance. Our findings there led to reoptimising the BKPMS homepage, ‘About’ page, ‘Guaranteed Rents’ page and key London location pages. At the same time, we also created supporting content to strengthen the site’s overall relevance to the rental property management niche. 

We then improved the internal linking structure to direct more relevance and authority towards priority commercial pages, while updating meta titles and descriptions to help high-impression pages attract more clicks. Technical SEO and indexing fixes helped ensure important pages could be properly crawled and surfaced by Google, while increased link-building activity supported stronger site authority. We also cleaned up conversion tracking so genuine lead actions could be measured more accurately.

The Results

The campaign has delivered its strongest gains in search visibility, keyword positioning and on-site engagement. While traffic volume has not yet increased at the same rate, BK Property Management is now appearing more often in Google searches, ranking in stronger positions, and attracting visitors who are engaging more with the site.

Although the website had fewer visitors in August, the people who did visit were spending more time on it. Average engagement time increased from 40 seconds to 55 seconds, up 36.94%, while engaged sessions per user increased from 1.13 to 1.26, up 11.96 %.

Comparison of Impressions: August 2026 vs February 2026

We’re using the two screenshots above to show that the majority of BK Property’s traffic comes from the UK, and to show that while they were earning impressions for relevant keywords when they onboarded with us, we have improved the number of impressions that they’ve been earning for those keywords too, which means improved search visibility.

In general terms, taken as a whole these results indicate that while we are seeing fewer visitors overall, but more of the people coming to the site are the people we actually want to reach, so it’s actually a positive shift in traffic quality.

We also improved how enquiries were measured during the campaign. Earlier on, some visits to the Contact page were being counted as conversions even when no enquiry had actually been made. We corrected this so the newer figures give a clearer picture of genuine conversion actions such as booked calls, phone clicks, email clicks and property valuation requests.

GSC: August 2026 vs February 2026

Google Search Console data showed a strong increase in search visibility. Impressions grew from 25.5K to 41.3K, up approximately 62%, while average position improved from 26.9 to 23.7, showing that BKPMS was appearing more often and ranking more competitively overall.

This growth in visibility is especially positive because it was accompanied by stronger average rankings, so we’re already achieving part of what we’ve set out to do with this project. Clicks fell slightly from 121 to 107, while CTR dropped from 0.5% to 0.3%. However, the lower CTR is partly explained by impressions growing much faster than clicks, which naturally reduces the percentage.

Keyword Rankings: August 2026 vs February 2026

Keyword positioning is another area where we’ve seen strong improvements during the campaign. The share of keywords ranking on page one increased from 8.79% to 22.79%, up approximately 159%, while the proportion ranking within the Top 20 rose from 20.60% to 46.39%, an increase of around 125%.

At the same time, the share of keywords sitting in positions 51–100 fell from 43.52% to 19.90%, a reduction of approximately 54%. This shows a clear shift in the client’s keyword distribution towards stronger, more commercially valuable positions, with almost half of the keyword footprint now ranking within the Top 20.

As a whole, the data shows us that the strongest progress has been in search visibility, ranking quality and engagement, with clear gains across the metrics that matter most for reaching potential landlords.

More importantly, BKPMS is now achieving stronger visibility for commercially relevant searches such as ‘property management services’, ‘property management company London’, ‘guaranteed rent London’ and ‘guaranteed rent East London’. What's Next

Given the key outcomes that we’ve already mentioned in this SEO case studya much larger share of keywords now ranking within the Top 20 and impressions up by approximately 62% – the next stage of this project is focused on turning that stronger search presence into more clicks and landlord enquiries.

To do this, we will continue pushing commercially valuable keywords in positions 8–20 towards stronger page-one positions, while further optimising the core property management, guaranteed rent and location pages.

We will also continue improving CTR through stronger titles and meta descriptions, building internal links into priority pages, developing supporting content, strengthening authority through link building, and monitoring lead actions using the improved conversion tracking setup.
